Is the SouthTown Development within City Limits? Expand

Yes, the SouthTown property has been annexed, which means the City of Kalona corporate limits surrounds the entire development area.

Do the lots have City Water and Sewer service? Expand

Yes, City water and sewer stubs are provided to each lot. Incline Grove Estates (acreage lots) have water service only.

Can I buy a lot now, and build a house in the future? Expand

Yes, you can buy lot now and build later although we would encourage construction to begin within 2 years of when the lot is purchased.

What is the minimum size house I can build? Expand

1,200sf is the smallest allowed footprint for a ranch style home. See the covenants for additional details.

Does the development have an HOA? Expand

Incline Grove Estates Subdivision does not have an HOA. North Ridge Subdivision [Lots 26-38, 54-71] do have a small HOA fee to cover mowing and weed control for the green space that surrounds the two ponds behind the lots. The remaining Lots within North Ridge Subdivision do not have an HOA. Vista Ridge or “The Villas at SouthTown” does have an HOA to handle mowing and snow removal.
